Maintenance Inspector (Saudi Nationals only)

Ability to physically conduct site visits

Proficient in Computer, particularly in the MS applications. 

Proficiency in preparing presentations/documentations. 

Strong English Communication skills, in speaking, writing & presenting. 

Effectively organize and prioritize work activities. 

Been involved in the quality assurance & control, inspection in facilities management industry with specific knowledge of facilities equipment functioning & testing, electrical asset thermal imaging, low current functioning testing, civil asset & structures inspection, painting, insulation, refractory, corrosion & Hydro testing, (pipe lines, flow lines, relief valves & static equipment Etc.), all the above activities are according to the International codes

Role

• Oversee the provision of all maintenance asset categories and trades on site Monitor the completion of PM works and report any delays to the area owner and operation manager. 

• Implement all the planned inspection work orders/programs on ground daily basis as per the required quality criteria and KAUST standards.

• Report all findings by using MAXIMO system & manual MS sheets 

• Develop management presentations

• Ensure that all needed inspections on facilities readiness and all issues that relates to systems and equipment’s deficiencies are reported on              daily bases. 

• Develop Quality improvement programs and management recommendations as outcomes of the inspection programs

• Ensure that maintenance work is in compliance with Permit to Work (PTW) and Work Control and Impact Check list (WCIC), monitor that the              work is done in a satisfactory manner. Otherwise, non-functioning or unsafe equipment should be reported as failure inspection work order

• Inspect the overall conditions of the facilities space and report any findings. 

• Follow up the closure of the findings in a professional manner and monitoring the adequacy of the work is required

• Work closely with other community maintenance teams (execution, reliability, planning & asset management) to communicate issues and                  following up the repairs as well as improving & updating the inspection plans

• Utilize all the inspection professional tools and devices available (thermal cameras, infrared tools, vibrations tools, piping thickness                            measurements, etc.) to document visually any unsatisfactory works. 

• Recommend improvement for inspection tools continuously.

• Rotates from area to area at regular intervals to ensure more asset coverage in place.

• Develops and review all acceptance testing criteria.

• Escalate any technical issue needs support and guidance.

• Ensure compliance with all related KAUST policies and procedures.

• keeps track of the conditions of all pump’s rooms in swimming pools and water features such ads pipelines, pumps, tanks, valves, structural              supports and other equipment. 

• Make sure all hardware functions properly and efficiently are complying with buildings codes and standards.

• Prepare & submit of daily, weekly, monthly & yearly progress report inputs to the lead. 

• Work closely with third parties inspection entities to certify some equipment such as steam boilers, ANSUL systems, elevators etc.

• Any other jobs assigned to you by the Management from time to time.
